Signs of foundation damage (homeowner guide)

This guide lists symptoms Oklahoma City–area homeowners often notice before requesting an inspection quote. It is educational, not a diagnosis. OKC Foundation Match connects you with vetted local pros; we do not inspect or repair homes ourselves.

1. Cracks in brick, drywall, or concrete

Look for stair-step patterns in brick veneer, cracks above door/window corners, or cracks in garage/slab concrete. Width, location, and whether the crack is growing matter more than panic over every hairline mark.

2. Doors and windows that stick

Frames can rack when parts of a structure move. Seasonal sticking that comes and goes with weather can still be worth documenting, especially if it is getting worse year over year.

3. Uneven or sloping floors

Use a simple level or observe whether furniture sits oddly. Sudden changes deserve faster attention than a long-known gentle slope — but either can be a reason to ask a pro.

4. Gaps, separations, and trim issues

Gaps between walls and ceilings, cabinets pulling from walls, or nail pops in clusters can accompany movement. Again: many causes exist.

5. Water and soil clues at the perimeter

Pooling water, soil pulling away from the slab, or chronic crawl-space dampness are moisture clues. In regions with expansive soils, moisture change is a known driver of soil volume change.
